On November 10, 2017, April Elizabeth Bobo and Chace McKamie executed a security instrument conveying certain property therein described to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Red River Employees Federal Credit Union, its successors and assigns; which was recorded November 13, 2017, in Book No. 2017, at Page 2551 with subsequent modification recorded on February 15, 2022, Document No. 20220364 in the real estate records of Hempstead County, Arkansas.
A default has occurred due to the failure to make timely payments as required under the terms of the Note and indebtedness. Because of the failure to fully cure the default, the indebtedness was accelerated and is now wholly due. The mortgagee or beneficiary has requested the property be sold to satisfy said indebtedness, together with all fees and costs associated with these proceedings continuing to accrue, pursuant to the terms and conditions of the promissory note and security instrument. The mortgagee or beneficiary has complied with the conditions to exercise the power of sale as set for in ACA §18-50-103. On November 3, 2026, at or about 12:00 PM at the Hempstead County Courthouse, Hope, Arkansas, the real property described below will be sold to the highest bidder for the terms described:
Part of the SW 1/4 NW 1/4, Section Twenty-nine (29), Township Thirteen (13) South, Range Twenty-four (24) West, Hempstead County, Arkansas, commence at the SE corner, SE 1/4 NW 1/4, Section 29, Township 13 South, Range 24 West and run North 00°00’00” East for 190.73 feet; thence North 84°53’37” West for 51.70 feet to the POINT OF BEGINNING, thence continue North 84°53’37” West for 220.27 feet to a three way fence corner; thence North 1°29’03” East for 87.16 feet to an 8 inch wood post; thence South 85°28’11” East for 85.24 feet to a 3 inch steel post; thence North 76°41’39” East for 128.54 feet to a 3/8 inch rod set on the Right of Way of State Highway No. 29; thence South 8°49’30” West for 20.51 feet to a 3/8 inch rod set; thence continue along the said Right of Way South 5°20’27” East for 109.80 feet back to the POINT OF BEGINNING, containing 0.4894 acres more or less.

The Purchaser of said property shall pay the price bid with certified funds paid at the conclusion of the sale and shall assume all transfer taxes and recording fees. If the sale is rescinded for any reason, the purchaser shall be entitled to any funds paid and shall have no further recourse.
The property is sold “as is” and is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
