NOTICE HEREBY IS GIVEN that, pursuant to the authority and directions contained in the Amended Order for Public Auction of Marital Real Property of the Circuit Court of Pulaski County, Arkansas, entered on June 01, 2026, in Case No. 60DR-19-424, 12th Division, between Kortney D. Johnson, Plaintiff, and Sonya Y. Johnson, Defendant, the undersigned, as Commissioner appointed by and of said Court, will offer for public sale to the highest bidder, at the Main Entrance of the Hot Spring County, Arkansas, Courthouse, located at 210 Locust Street in Malvern, Arkansas, within the hours prescribed by law for judicial sales, at 10 A.M. WEDNESDAY, the 12TH day of AUGUST 2026, the following particularly described real property, situated in Hot Spring County, Arkansas:
All of Block One Hundred and Thirty-five (135) of Lund and Hill Survey of the Original City of Malvern, County of Hot Spring, State of Arkansas
Section 26, Township 04S, and Range 17W
Parcel No.: 700-01977-000
Commonly-known Address: 1607 South Main Street, Malvern, Arkansas, 72104
TERMS OF SALE: The opening bid shall be Ninety-two Thousand and 00/100 Dollars ($92,000.00). Such sale shall be at public auction to the highest bidder for cash on the day of sale, or on credit with 10% of the purchase price, non-refundable, on the date of the sale and a good and sufficient surety (in the form of a surety bond or letter of credit acceptable to the Commissioner) to secure payment of the purchase price within ninety (90) days, and which shall bear interest from the date of the sale until paid at the rate of Ten Percent (10%) per annum.
The described real property shall be sold as is, where is, and without warranty. The property shall be sold subject to any and all unpaid real estate taxes, other applicable taxes, and assessments, and subject to any and all liens and judgments, all of which shall become the responsibility of the buyer.
This sale is made subject to any and all stipulations made in the decretal order filed of record on June 01, 2026, in the Circuit Court of Pulaski County, Arkansas, in Case No. 60DR-19-424. The Commissioner does not warrant title, boundary lines, existing easements, taxes, restrictions, liens, judgments, and/or improvements, if any, or solid waste delinquent payments, on this property in Hot Spring County, Arkansas.
