NOTICE IS HEREBY GIVEN that pursuant to the authority and directions contained in the decretal order of the Circuit Court of Ouachita County, Arkansas, made and entered on May 18, 2026, in a certain cause (No. 52CV-25-506) then pending between PennyMac Loan Services, LLC, Plaintiff, and Dan Franklin and Glenda Franklin, Defendant, the undersigned, as Commissioner of said Court, will offer for sale at public venue to the highest bidder, at the Ouachita County Courthouse in which said Court is held, located in Camden, Arkansas, within the hours prescribed by law for judicial sales, on August 25, 2026 at 10:00 AM, the following described real estate, situated in Ouachita County, Arkansas:
COMMENCING AT NORTHEAST CORNER OF THE SOUTHWEST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 1, TOWNSHIP 14 SOUTH, RANGE 17 WEST, OUACHITA COUNTY, ARKANSAS, AND RUN WEST 60.0 FEET; THENCE SOUTH 180.0 FEET, THENCE WEST 136.0 FEET; THENCE SOUTH 154.0 FEET; THENCE WEST 100.0 FEET; THENCE SOUTH 86.0 FEET TO THE POINT OF BEGINNING, THENCE SOUTH 170.0 FEET; THENCE WEST 32.0 FEET; THENCE SOUTH 190.0 FEET; THENCE EAST 32.00 FEET; THENCE SOUTH 194.0 FEET; THENCE EAST 140.0 FEET; THENCE NORTH 554.0 FEET; THENCE WEST 140.0 FEET TO THE POINT OF BEGINNING, CONTAINING 1.94 ACRES, MORE OR LESS.
COMMONLY KNOWN AS: 105 OUACHITA RD 557, CAMDEN, AR 71701
The property is more commonly known as 105 Ouachita 557, Camden, AR 71701.
TERMS OF SALE: On a credit of three months, provided the purchaser shall execute a commercial corporate surety bond as required by law and the order and decree of said Court in said cause, with approved security, bearing interest at the maximum legal rate per annum from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money. The property will be sold subject to any and all property taxes due and payable.
