ALL THAT PARCEL OF LAND IN PULASKI COUNTY, STATE OF ARKANSAS, AS MORE FULLY DESCRIBED IN DEED DOC# 2002173558, ID# 33N1410001200, BEING KNOWN AND DESIGNATED AS PART OF LOT 1 OF THE SUBDIVISION OF THE NE 1/4 NE 1/4 OF SECTION 22, TOWNSHIP 2 NORTH, RANGE 12 WEST, PULASKI COUNTY, ARKANSAS, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT THAT IS 530 FEET EAST OF THE NORTHWEST CORNER OF SAID NE 1/4 NE 1/4; THENCE SOUTH 270.0 FEET; THENCE EAST, 55.0 FEET; THENCE NORTH 270.0 FEET; THENCE WEST 55.0 FEET TO THE POINT OF BEGINNING. SUBJECT TO EXISTING EASEMENTS, BUILDING LINES, RESTRICTIONS AND ASSESSMENTS OF RECORD, IF ANY.

On January 26, 2013, Jeffery F. Brawley and Becky L. Brawley aka Becky Brawley, executed a security instrument in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”) solely as nominee for Citibank, N.A. its successors and assigns, which was recorded on February 12, 2013, as Instrument No. 2013011607 in the real estate records of Pulaski County, Arkansas and is now held by CitiMortgage, Inc..
The default for which foreclosure is made is due to the failure of payment per the terms of the note and security instrument and is now wholly due. Mortgagee or Beneficiary is exercising its power of sale under Ark. Code Ann. Section 18-50-115 and such has directed Mickel Law Firm, P.A., as its Attorney-in-Fact or Trustee, to sell the property to satisfy said indebtedness. The party initiating this foreclosure can be contacted at or in care of its servicer: Cenlar FSB, 425 Phillips Blvd., Ewing, NJ 08618, Phone (877) 909-9416.
