NOTICE IS HEREBY GIVEN that on June 24, 2026, at or about 12:00 PM, the following real property will be sold at the Logan (Paris) County Courthouse, Paris, Arkansas, to the highest bidder for cash:
LAND SITUATED IN LOGAN COUNTY, ARKANSAS, TO-WIT: A PARCEL OF LAND CARVED OUT OF THE NORTHEAST QUARTER OF SOUTHEAST QUARTER OF SECTION 12, TOWNSHIP 7 NORTH, RANGE 22 WEST, DESCRIBED AS FOLLOWS: BEGIN AT THE NORTHEAST CORNER OF THE NORTHEAST QUARTER OF SOUTHEAST QUARTER OF SECTION, TOWNSHIP AND RANGE, RUN THENCE SOUTH ON THE EAST LINE OF SAID FORTY 100 FEET FOR A POINT OF BEGINNING, THENCE RUN WEST 70 YARDS, THENCE SOUTH 70 YARDS, THENCE EAST 70 YARDS TO THE EAST LINE OF SAID FORTY, THENCE NORTH ON THE EAST LINE 70 YARDS TO THE POINT OF BEGINNING, BEING ONE ACRES MORE OR LESS.

On March 20, 2013, DALE PARKS A/K/A H. DALE PARKS and KAY PARKS executed a Deed of Trust (“Deed of Trust”) in favor of ALAN E. SOUTH, ATTORNEY AT LAW, SOUTH & ASSOCIATES, PC, Trustee and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR URBAN FINANCIAL GROUP, INC., Beneficiary and Lender, which was recorded on April 16, 2013, in Book 201304, Page 1, in the Office of the Clerk of the Circuit Court of Logan (Paris) County, Arkansas. DALE PARKS A/K/A H. DALE PARKS and KAY PARKS have defaulted as the Borrower died and the Property is not the principal residence of at least one surviving Borrower as required by the Deed of Trust and the indebtedness is now wholly due. The loan is now in default.
Tenants of the property may claim an interest in the real property herein.
The sale will extinguish all interests in any part of the property, including existing lienholders, previous owners of the property, or tenants. The terms of the sale are certified funds to be paid the day of the sale, and all transfer taxes will be the responsibility of the purchaser. The sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any government agency, state or federal; any prior liens or encumbrances as well as any priority created by fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale. The party initiating this action is GITSIT Solutions, LLC, not in its individual capacity but solely in its capacity as Separate Trustee of GV Trust 2026-1, c/o 333 South Anita Drive, Suite 400, Orange, CA 92868.
