Part of the NE1/4 NE1/4, Section 30, Township 13 South, Range 24 West, Hempstead County, Arkansas, more particularly described as follows, to-wit: Beginning at the Southwest corner, NE1/4 NE1/4, Section 30, Township 13 South, Range 24 West and run North 00 deg. 20 min. 45 sec. East 369.15 feet to a 3/8 inch rod set; Thence South 89 deg. 16 min. 43 sec. East 586.31 feet to a 3/8 inch rod set; Thence South 00 deg. 43 min. 54 sec. East 369.26 feet to a 3/8 inch rod set; Thence North 89 deg. 16 min. 43 sec. West 593.26 feet back to the point of beginning, containing 4.998 acres, more or less.

On October 11, 2019, Chad Michael Cole and Jill Suzanne Cole, executed a security instrument in favor of Wells Fargo Bank, N.A., which was recorded on October 11, 2019, as Instrument No. 20192351 in the real estate records of Hempstead County, Arkansas and is now held by NewRez LLC d/b/a Shellpoint Mortgage Servicing.
The default for which foreclosure is made is due to the failure of payment per the terms of the note and security instrument and is now wholly due. Mortgagee or Beneficiary is exercising its power of sale under Ark. Code Ann. Section 18-50-115 and such has directed Mickel Law Firm, P.A., as its Attorney-in-Fact or Trustee, to sell the property to satisfy said indebtedness.
