NOTICE IS HEREBY GIVEN, pursuant to the authority and terms of sale contained in the decretal order of the Jefferson County Circuit Court entered in Case No. 35CV-25-1133 pending between Regions Bank DBA Regions Mortgage, Plaintiff, and PATRICK NOLEN, et al., Defendants, the undersigned, as Commissioner of the Court, will offer for sale, at venue to the highest bidder, at the main entrance of the Jefferson County Courthouse, 101 West Barraque Street, Pine Bluff, AR 71601, on September 9, 2026, at 12:00 o’clock PM the following-described real estate, situated in Jefferson County, Arkansas, to-wit:
A part of lot 24 and all of lot 23 of Scott Road Subdivision being located in part of the Southwest Quarter of the Southeast Quarter of Section 3, Township 7 South, Range 10 West, Jefferson County, Arkansas, more particularly described as follows: Commencing at the northwest corner of said lot 24; thence North 89 degrees 45 minutes 41 seconds East along the North line thereof a distance of 55.45 feet to the point of beginning; thence continue North 89 degrees 45 minutes 41 seconds East a distance of 44.65 feet to the Northwest corner of said Lot 23; thence South 89 degrees 41 minutes 00 seconds East along the North line thereof a distance of 166.39 feet to the Northeast corner of said lot 23; thence South 09 degrees 38 minutes 36 seconds West along the East line thereof a distance of 277.03 feet to the Southeast corner of said lot 23; thence along a cul-de-sac having a 50 foot radius with a chord bearing South 75 degrees 42 minutes 51 seconds West for a chord distance of 83.29 feet; thence South 88 degrees 59 minutes 57 seconds West a distance of 74.87 feet; thence North 01 degree 45 minutes 20 seconds West a distance of 295.85 feet to the point of beginning, containing 51,381.61 square feet more or less.

TERMS OF SALE: Are as set forth within the orders and foreclosure decree of the Jefferson County Circuit Court entered in Case No. 35CV-25-1133, including but not limited to the following - should any successful bidder fail to perform under the instructions of the Commissioner at time of sale, then that bid shall be void and set aside. The Commissioner thereafter shall find that the subject property be awarded to the next successive highest bidder, until performance is rendered.
Also, on a credit of three months, the purchasers are required to execute a bond as required by law and the order and decree of the Court with approved security, bearing interest at the maximum rate allowed by Arkansas law from date of sale until paid, and a lien being retained on the premises sold to secure the payment of the purchase money.
This sale is made subject to any and all stipulations made in the decretal Order filed of record on April 8, 2026. The Commissioner does not warrant title, boundary lines, taxes, and or improvements, if any, on this property in Jefferson County, Arkansas.
